Q: What is the role of Bengal Shapoorji Housing Development Pvt. Ltd. in Shukhobrishti?

A: Bengal Shapoorji Housing Development Pvt. Ltd. a group company of Shapoorji Pallonji And Co. Pvt. Ltd. is having Development Agreement with WBHIDCO for development of entire Shukhobrishti Project, construction, selling and handing over apartments to the allottees.

Q: How many apartments will be constructed in Shukhobrishti?

A: 20,000 Apartments.

Q: What is the status of Project as of now?

A: Construction and allotment is carried out phase wise. More than 9000 apartments have been constructed and around 8500 apartments are handed over to the Allottees. Other allotted flats are under construction and will be delivered as per schedule.

Q: How I can get Apartment in Shukhobrishti?

A: Applicant has to buy Application Kit either online or offline and has to submit duly filled application either online or offline alongwith application money as mentioned in the General Terms and Conditions (GTC) of that particular phase within stipulated time. Allotment of Apartment is subject to becoming successful in Draw of Lots and post submission of correct set of relevant documents as per GTC.

Q: How will I come to know about launching of new phase?

A: Launching of new phase is communicated mainly through press releases, hoardings and other outdoor media . Details of the same is also available at our website i.e. as and when new phase is launched.

Q: What is the price of Apartment?

A: Please refer to the General Terms and Conditions of that particular phase.

Q: Can I get apartment of my choice if yes, in that case will there be any price variation of Apartments?

A: No. Apartments will be allotted through Draw of Lots only and apartment once allotted cannot be changed. Pricing of all apartments in a particular phase will remain same and unaltered.

Q: Is parking available in Shukhobrishti, if yes, what is the price?

A: Parking spaces are available in limited numbers and hence the same are allotted through draw of lots. The price of parking spaces varies for each phases and the same is intimated after allotment.

Q: What is the schedule of Completion/ Handover of Project?

A: Completion / Handover of apartments are scheduled phase wise. Spandan apartments will be ready for handing over from 24 to 30 months from the date of provisional allotment letter.

Spriha apartments will be ready for handing over from 36 to 42 months from the date of provisional allotment letter.

Q: Who can apply.

A: A major individual and an Indian citizen can apply alone or with one of his/her family member as a joint applicant. The word Family mean and include spouse, dependent parents and dependent children.

Both the applicants must have PAN cards or have applied for.

Applicants must not have an apartment in Shukhobrishti in his/her name or in the name of any of his/her family member.

Refer to the General Terms and Conditions of that particular phase to know the threshold limit permissible.

The other criteria for applying of apartment in Shukhobrishti are mentioned in the General Terms and Conditions (GTC) of that particular phase.

Q: How I can apply for Apartment in Shukhobrishti ?

A: There are two options available for applying for an apartment in Shukhobrishti.

1. Offline application process

Application Kit can be purchased from designated Bank Branches within stipulated dates as mentioned in our Advertisements (in local major dailies).

For filling up the Application Form please follow the below mentioned instructions :-

Submit the filled up application form and pay-in-slip along with demand draft towards the application money within stipulated dates as mentioned in General Terms and Conditions /Application Form at designated Bank Branches .

2. Online application Process

Visit website when new Phase will be launched and register yourself.

Follow the instructions mentioned therein, register yourself and buy the Application kit online, fill up the application form, upload a scanned copy of self-attested passport size recent color photograph.

Opt for online or offline submission of application (Channel once chosen cannot be changed)

If online - The payment gateway would be used to make an online payment for the purchase of the Application kit. There are three modes of payment i.e. Credit Card, Debit Card & Net banking. Once the payment is made, post agreeing to the GTC, fill in the form and submit it with a scanned photo (Form once submitted and saved online cannot be changed. For changing any details in the said application form, a separate request letter has to be submitted to our regional office in Mira tower, Kolkata. The applicant may also opt to send a mail for the same).

The next step after this would be to pay the application money. The necessary instructions for making the payment of the application money are available on the website. Acknowledgement of status of payment transaction will be send to the applicant by both SMS and Email.

Q: When will be that Draw of Lots?

A: Draw of Lots is expected to be conducted within 4 months from the last date of submission of application. The exact date and venue of the draw of lots is intimated through leading local dailies and at our website - The result of Draw of Lots will also be displayed on the website.

Q: Refund of Application money?

A: Refund of application money would be done electronically through RTGS/NEFT to unsuccessful applicants in draw of lots. The First / Sole Applicant is required to submit a CTS Cancelled Cheque with name, Application number and contact number on the reverse of the same. It is incumbent upon the applicant to provide the cancelled cheque of his/her bank account only for the purpose of refund. No refund will be made to anyone else's Bank account other than the First / Sole Applicant. Under exceptional circumstances, BSHDPL at its discretion, may refund Application Money/ Cancellation Money through Demand Draft/Pay Order in favour of Sole/First applicant and send it through Speed Post/Registered Post to the respective applicant at the address of correspondence as mentioned in the application form.

In case of Online payment of application money, the application money will be refunded to the same account from where it is being remitted in case of unsuccessful or withdrawal or rejection cases. In case of any failed transaction the said amount will be refunded through Demand Draft in next 30 days from the date of failed transaction.

Q: If I am successful in Draw of Lots that means will I get the said apartment on making the payment as per schedule?

A: Successful Applicant in Draw of Lots shall has to submit all necessary documents as advised in GTC within stipulated time. Confirmation of Provisional Allotment will be intimated to the eligible and successful Applicants after completion of scrutiny of their documents.
